North Metro is unique. You’ve got everything from 1970s ranch homes in older Roswell neighborhoods to brand-new construction in Johns Creek. The area sits on granite bedrock in some spots, red clay in others. That geological mix means every project needs proper evaluation—what works in Alpharetta might not work in Norcross.

North Metro’s granite bedrock sounds ideal, but it creates drainage issues. Water can’t penetrate granite, so it flows along the surface until it finds clay pockets. Result? Moisture problems where you least expect them.
The area’s mature trees are beautiful but problematic. Root systems crack slabs and create elevation changes. We see it constantly in older Roswell and Alpharetta neighborhoods. Not a deal-breaker, just needs proper prep.
Even inside buildings, Georgia’s high humidity levels impact concrete surfaces. Water vapor travels up through slabs, making pre-installation moisture testing mandatory. We control indoor temperatures during application—staying within 50-90°F ensures coatings cure properly.
Year-round moisture problems mean testing can’t be skipped. This applies to every interior concrete refinishing project, regardless of when we install.
Most homes here are slab-on-grade construction from the 1980s forward. Older neighborhoods have thinner slabs (3-4 inches) that need extra care. Newer builds have proper 4-6 inch slabs but sometimes skimp on vapor barriers.
Finished basements are huge here—probably 40% of homes. But builders rarely waterproof properly for our climate. We see moisture issues constantly.
